Public Disclosure of Tax Valuation
The Winchester Board of Assessors has been conducting the FY 2023 Revaluation as required by Massachusetts State Law. This update of values ensures that all property is assessed at full and fair market value as of January 1, 2022. The Assessor has received the preliminary certification by the Massachusetts Department of Revenue. The public disclosure period will be available to the public Thursday September 15 to Wednesday September 21.
The revaluation requires the verification, analysis, and use of arms-length sales from calendar year 2021. Sales from the year 2020 were used to value property when the numbers of 2021 sales were insufficient for analysis. Market trends may indicate that different property types may change in value more or less than other property types. On average, single family homes increased in value by 8.8%, condominiums increased by 10%, and 2 families increased by 7.5%. The commercial class increased by 9.2% and the industrial class increased by 1.6%. Individual parcel valuations may vary from the average due to typical differences, data updates, corrections, new construction, and the effect of market trends.
The preliminary assessed values for FY 2023 will be available for public review beginning Thursday September 15 through Wednesday September 21 at the Assessor’s Office, Winchester Town Hall, 71 Mt Vernon St.
Contact the Assessor’s Office during this period to ask questions, review, and discuss proposed values. The office is open Monday 8-7, Tuesday through Thursday 8-4 and Friday 8-12.
