[ARCHIVED] BOARD OF APPEAL: Petition 3793 - 71-75 Oak Street

The WINCHESTER BOARD OF APPEAL will hold a PUBLIC HEARING on MONDAY, JANUARY 23, 2017 at 7:30 P.M. in the WATERFIELD ROOM, TOWN HALL, 71 MOUNT VERNON STREET, WINCHESTER, MA on the following matter:


PETITION NO. 3793 - That of CHARLES LIZOTTE concerning the property at 71-75 OAK STREET, WINCHESTER, MA. The petitioner is seeking a Special Permit under Sections 3.5.5 and 3.5.7 of the Winchester Zoning By-Law in accordance with Chapter 40A, Section 9 of the Massachusetts General Laws so as to be permitted to demolish a pre-existing non-conforming two family dwelling (two separate buildings) located on a lot which does not meet the lot area requirement and to construct a new two family dwelling that will be located closer to the side property line than permitted as of right. In addition, the petitioner is seeking Site Plan Review under Section 9.5.1 of the Winchester Zoning By-Law in accordance with Massachusetts General Laws so as to construct a new two family dwelling where the total floor area of the two family dwelling is greater than 3,600 square feet. The property is located in the RG (General Residence) zoning district and contains 9,436 square feet.
